Did you know, home buyers, including first time buyers, can still purchase a primary residence with less than 20% down? Contrary to what you hear on the news, in the office or from friends, there are programs that cater to the needs of buyers with limited cash resources. The FHA has programs which allow for down payments of 3.5%. Mass Housing has programs allowing for as little as 3% down towards the purchase. Eligible Veterans can utilize VA funding to possibly finance the entire purchase price of their new home. An FHA 203k loan can be used to turn that 'fixer upper' into a home with a minimum down payment of 3.5% of the acquisition costs.
