Make sure you don't have exterior furnace vents covered by snow! We've had record snow falls and more on the way. Fire departments are being called to homes where furnace vents have been plugged by snow, causing carbon monoxide to collect inside homes. A good carbon monoxide alarm will detect the gas and alert you. Read the Consumer's Guide to Massachusetts Requirements for Carbon Monoxide Alarms. Drifting snow can easily cover the vents on the side of any house. Make sure you check and remove any build up of snow. Additonally, power outages means the use of generators. A gas powered generator should be located outside and well-vented.  Don't make the same mistake these folks did.

Shoveling Got You Down? Time to Buy a Condo?

Enough already! Let someone else clear away the snow! There's more snow on the way tomorrow. I'm thinking about a condo myself!

Just a bit of advice...getting financing for a condo is quite a different experience. Unless you plan on buying with cash, there are a few things you should know. The New York Times ran an article recently about stricter lending guidelines for condominiums. Although the article refers to a few New York neighborhoods and Connecticut lenders, the rules apply nationally and I thought the writer did a good job of delivering the facts. Here on the North Shore we face identical challenges. If you are thinking about buying a condo, consider working with one of our preferred lenders. Their lending expertise combined with our extensive experience with numerous condominium complexes, particularly in Essex County, will help point you in the right direction. Don't fall in love with a complex that won't work for you. Be an educated buyer BEFORE you start shopping.

Lonely at the top? No Way!

Windhill is thrilled to be the top producing Ipswich Real Estate office doing more business here in town than anyone for the entire year of 2010! We were in the lead back in June and we asked everyone to stay tuned! And Voile'! 55 units and $21.5 million in volume is where we landed!

2010 turned out to be a banner year for Team Windhill! We moved into our new home, The Windhill Building at 16 Market Street and over 200 people joined us in celebration. We welcomed some new fantastic members to our team. We were recognized by NSAR and awarded the Community Service Award  (really, the proverbial icing on the cake for me). What city in has the 2nd highest foreclosure rate in Massachusetts? I'll give you a hint. For free, a witch will cleanse that foreclosure you're thinking about buying but don't expect her to show up with traditional cleaning supplies. Cutting Your Mortgage Payments...Have You Ever Heard of This?

I haven't hit 40 yet but I've been paying mortgages for almost 20 years. This story was news to me, the first I had ever heard of it! The New York Times tells of "A Little-Known Strategy for Cutting Mortgage Payments". I admit I was fascinated, enough so to share this with you. The way it works is you negotiate with your mortgage company to re-amortize your loan after plunking down a substantial amount of cash in a lump sum. There are no closing costs or rate changes. The loan is simply "recast" and you save on your monthly payment and overall interest costs over the life of the loan. The next obvious question would be: Where the heck am I going to get a lump sum of cash to plunk down? Well, it might sound ridiculous but imagine getting a sizable tax return or an inheritance. If your goal is to pay down your mortgage and save thousands in interest, this might be your thing. Of course there are caveats and fine print like considering your current rate and whether or not your mortgage company will even cooperate.  Read the full story here!  I'm curious to know if I'm the only one who didn't know.
