Toni Riddle of Windhill Realty, Ipswich, MA Recognized for Outstanding NSR Service Award

Toni Riddle Windhill Realty Ipswich MANORTH SHORE REALTORS’ 2020 Annual Meeting, Recognition Awards and Installation of Officers and Directors, for the first time ever, was conducted LIVE, virtually! Normally, this event serves as the pinnacle for the organization, held with much fanfare and fancy dress, at our most beautiful north shore venues with dinner and entertainment. Despite the pivot, recognition didn’t skip a beat.
 
The Outstanding NSR Service Award is presented to a REALTOR who demonstrates outstanding committee service and works diligently behind the scenes for the betterment of the association and the industry. Toni Riddle joined NSR in 1998 and has become an integral part of the association. She has served on the Board of Directors for the past 2 years and has been a member of the Grievance Committee since 2008 serving as Chair for several years. She participates in almost everything NSR offers, including volunteer projects Meals of Home and A Bed for Every Child.
 
All of us at Windhill Realty are honored to have Toni on our team. She raises the bar and keeps it there, in ethics, integrity, professionalism and good spirit. Toni is the ultimate team player.

    Team Windhill Donates $525 to Ipswich Humane Group and Tree Jubilee

    Tree Jubilee Ipswich Humane Group Ipswich MAWhen the Ipswich Humane Group shared the news that they would not be able to host their 10th annual Tree Jubilee in it's traditional sense, they, like so many others, pivoted, and the Mega Tree Jubilee was born! Windhill has been supporting this event since its inception and looked forward to it every year. We are so excited to announce that team Windhill pooled $525, which took about 5 minutes! The folks here at Windhill are so incredibly generous; we have a lot of animal lovers here at 16 Market Street. I'm not surprised in the least!

    Team Windhill Serves 130 Households in 2 Hours with The Open Door

    "One million now face hunger in Massachusetts", according to recent news from WGBH. Harder to believe is the stastic that "the increased percentage of hungry Bay Staters is greater than any other in the nation." I had no idea it was so dire here in my home state.

    We partner with The Open Door year round by hosting our downtown storefront as a reliable and consistent point of donation but with the pandemic, everything is different. We knew there was a need and fortunately, by way of The Open Door's commitment to their relationships with organizations like us, we were able to volunteer for their drive-through holiday meals pick up righ here in Ipswich. Members of team Windhill jumped at the chance to help! We served 130 households in 2 hours, working in the dark, greeting folks as they pulled up, drive-through style, sending them off with a trunk full of fresh vegetables, pantry items and gift cards for a turkey.

    The staff at Windhill brought their good spirits, kind hearts and warm hats because it was freezing! It was too dark and too cold for a group photo but we at least got this shot! Happy Thanksgiving!

    Rockport MA Adopts Community Impact Fee

    Rockport Adopts Community Impact Fee
    At the annual town meeting last Saturday, Rockport voted to adopt two articles that will impose a 3% Community Impact Fee on short term rentals. NSAR mobilized its Rapid Response Team, which opposed both articles. Outreach was conducted to REALTORS ® who are Rockport residents to inform them of the issue and the reasons for opposition.
     
    A Community Impact Fee is a tax applied to short term rentals (less than 31 days). 3% is the maximum percentage that can be implemented. Within Rockport the tax will apply to rentals that are either:

    • “Professionally managed” (defined as 2 or more units in non-primary residences)
    • Located within a two-family or three family primary residence

    When a Community Impact Fee is adopted, at least thirty-five percent of the collected money must be dedicated to either affordable housing or local infrastructure projects. Rockport joined Gloucester and Swampscott as North Shore communities that have adopted the tax.
